TRAILWOOD TOWNHOMES RULES
(Effective Jan. 01,2020)
ANIMALS AND PETS
*Maximum of two (2) pets per unit (dogs and/or cats only).
Homeowners who have more than two pets as of Jan. 01, 2020 will be grandfathered in to keep the pets they have.
*All pets must be kept on a leash when outside.
*All pet waste shall be cleaned up promptly. This includes pet waste inside fenced backyards.
*Dogs shall not be permitted to bark excessively.
APPEARANCE/DÉCOR
*Temporary window treatments shall not be permitted. Window treatments must be kept in good condition.
*There shall be no outdoor clothes drying activity. Clothes lines are not permitted.
*No signs of any nature are permitted, except “For Sale” or “For Rent” signs may be erected or displayed. One political signs of reasonable size or flag no larger than 3x5 ft. will be permitted within 45 days prior to a presidential election and must be removed within 5 days after an election. The installation of any flag holder must not damage the building siding.
*There shall be no temporary structures such as, but not limited to, tents, swing sets, portable swimming pools, yard games, and other paraphernalia situated in the yard of any unit or on any common use area that would interfere with lawn maintenance personnel.
*Front screen doors may be installed and maintained by the homeowner. The screen door must be requested and approved by the HOA Board. In general, screen door must have a white frame and be see through from top to bottom (i.e., no large kickplates at the bottom). Part or all of the opening within the white frame may be glass or screen only.
SANITATION
*Follow all rules posted at each dumpster area.
*All trash shall be bagged and placed in one of the dumpsters.
*All lids and access openings of the dumpsters shall remain closed after disposal of your trash.
*No garbage shall be deposited or stored outside the unit or outside the dumpsters.
EXTERIOR MODIFICATIONS
*Exterior modification of a unit, yard, or common area, including but not limited to antennas, painting, electrical fixtures, awnings, fencing, porches, patios, decorative lawn objects shall not be permitted without written approval from the Board of Directors.
*Yard sheds are not permitted. Existing sheds may remain but as they deteriorate, replacements will not be permitted.
*Landscape changes, additions, or removals shall not be permitted without written approval from the Board of Directors.
COMPLAINTS/ACTIVITIES
*Residents and guests shall behave in a manner consistent with the quiet lifestyle of Trailwood. Boisterous conduct, creating a nuisance or annoyance shall not be tolerated.
*Any complaint regarding a violation of community rules, regulations, bylaws, or covenants and restrictions shall be made to the Management Company.
*Issues of nuisance, annoyance, or illegality shall be reported to the local police.
MAINTENANCE REPAIRS
*Please submit ALL maintenance repair requests in writing to the association at the email address listed below.
PARKING and VEHICLE OPERATION
Violation of parking rules may result in the violator’s vehicle being towed without notice at owner’s expense
*All motorized vehicles shall be driven at a speed of not more than 10 MPH and only on the paved streets and parked within the allocated parking spaces.
*Off-road vehicles and all other non-street legal vehicles shall not be operated on the premises.
*No parking shall be permitted in any open space, amenity area, vacant lot, grassy area, in roadway, or dumpster access areas or any other non-designated space.
*Vehicles shall be parked in a way that does not impede or overhang the sidewalks.
*Vehicle covers are not allowed, except well-kept motorcycle covers.
*Trucks over 1 ton, trailers, motor homes, campers, Class C and larger RV’s (vans ok), golf carts, boats, or storage pods shall not be stored or parked on the premises. Commercial delivery and repair/construction service vehicles are allowed for a reasonable time.
*Abandoned, inoperative, unregistered, or unsightly vehicles which the Board, at their discretion, deem inappropriate shall not be parked or stored in the community.
*No repairing, painting, bodywork, oil changing, or servicing of vehicles shall be permitted, except for emergency services such as tire changing and battery charging.
RECREATION
Pool Hours: Closed dusk till dawn
*Owners must accompany guests at the pool
*Maximum of 4 guests per unit allowed at pool
*Parties of more than 4 guest require a $25 refundable cleaning deposit and must be requested in writing to the Board of Directors
*All pool rules are posted in the pool area and must be adhered to.
*Tennis court/basketball area shall be kept free of trash and debris.
RENTERS AND GUESTS
*Renters and guests must conform to all the rules and regulations of the community.
*Owners shall be responsible for any damages, abuse, misbehavior or rule violation of their guests and renters.
*Owners shall provide their renters and guests with a copy of the Rules and Covenants & Restrictions.
Guidelines for frequent requests
(All of the following require written approval/concurrence from the Board of Directors and, where required, city permits)
*Fences/Decks/Patios: Fences must be painted the same color as the buildings (if seen from any road), have a maximum height of 6 ft. and contain an access gate. All must be located within the property line of the unit and must not be forward of the aft wall of the unit. All must be maintained in good condition. Structures and area within the fence must be maintained by the owner to the same or higher standard as the common grounds.
*Satellite Dishes: May not be placed on a building or a roof. May be placed on a pole not to exceed 8 ft total height. Must be located within the property lines of the unit. Must be within 5ft of the building. Must be aft of the back wall of the unit.
*Mailboxes: The mailbox station will be maintained by the HOA. The individual mailbox doors, locks, and keys are the responsibility of each unit homeowner. If a mailbox key is lost, mailbox door or lock is broken, it is recommended that the homeowner contact a Locksmith for repair. The U.S. Post Office does not provide this service and does not need to be notified of any repairs.
*Windows/Screens and Doors: All window and door maintenance and/or replacement is the responsibility of the unit homeowner. If it is determined that a window or door issue is the result of a failure elsewhere in the building structure, then the HOA will be responsible for the repair.
Process: The homeowner will arrange and pay for an inspection by a business of their choice. If it is determined that the HOA is responsible for the repair then the HOA will reimburse the homeowner for the inspection. The claim of HOA responsibility must be agreed to by the HOA Board prior to any repair or replacement.
*Water Leaks: Any leak within a unit is the responsibility of the unit homeowner. If it is determined that the origin of a leak is from an adjoining unit, please notify the culprit unit homeowner and coordinate a solution. If required, utilize the HOA to find any owner contact information. If it is determined that the origin of a leak is from the roof, then the HOA will be responsible for the repair.
***Process for leaks, roof issues, rodent infestation: Notify the HOA then...The homeowner will arrange and pay for an inspection from a related business of their choice. If it is determined that the HOA is responsible for the repair / infestation then the HOA will reimburse the homeowner for the inspection and arrange for a remediation. Do not delay repair of significant water leaks in an attempt to determine responsibility. Do the repair and then responsibility can be determined.
